Presidio Villas II HOA
This is a home owners association (HOA) managed community. It is overseen by a Board of Directors elected by the homeowners according to the Declaration of Covenants, Conditions and Restrictions and the bylaws. All business dealings with Presidio Villas II Homeowner's Association should be addressed to our mailing address at 6948 S. Placita del Perone, Tucson, AZ, 85746. Presidio Villas II Homeowner's Association is registered with the Arizona Corporation Commission as a non-profit organization.

Monthly Meetings
The monthly meetings are held on the third Thursday of each month at 6:30 pm. at the Rmada that is located next to the pool. These meetings are open to all homeowners.

For Realtors, the transfer fee for sales of homes in Presidio Villas II is $300.00. Please mail checks to the address above.
 
Insurance Information
This is to advise you that no portion of your unit is covered by any insurance maintained by the association.
 
Neighborhood Watch
We participate in the Pima County Sherrif's Crime Prevention Program. The Block Leader can explain the program to you. You will receive materials from teh Blck Leader to help you recognize and report suspicious activities in the neighborhood. We invite all residents to become active participants in Presidio Villas' effort to help fight crime.
 
Swimming Pool Information
The swimming pool is open from May 1st until November 1st and is unheated. The hot tub is open year long and is heated to 104 degrees. They are maintained for the enjoyment of our homeowners and their accompagnied guests ONLY.
Persons who rent or lease their homes here in Presidio Villas II are subject to the same rules and regulations as homeowners and may get a key and pass to the pool area from their property owners only. The pool and hot tub are licensed yearly with the Pima County Health Department. The licenses may be viewed in the Ramada area fo the pool. We appreciate your help in maintaining the pool and pool area in proper conditions and secure our yearly license.
 
Parking
Parking is always a problem here. The CC&R's allow for two cars on teh driveway outside of the closed garage, as long as the cars do not stick out too far into the street. Sometimes homeowners part their third car outside the closed garage door at an angle to keep it out of the street. This is fine too.
Parking in any areas that have the red curb is PROHIBITED. This is a fire lane and parking there is subject to ticketing by the Fire Marshall or towing by the HOA at the owner's expense. These areas are NO PARKING ZONES. DO NOT PARK ALONG THESE CURBES. The HOA will have you fined and/or your car towed AT YOUR OWN EXPENSE.
The HOA also has the right to fine homeowners who allow their renters or guest to continually park in the red zone. There are two guest-parking areas near the pool for your guests to park. These should not be used to store broken cars. We regularly post notices on these vehicles and have them towed away.
 
 
Rental Properties
Homeowners who rent or lease their property here at Presidio Villas II are legally responsible for informing their tenant that they must comply with the CC&R's. Failure to comply with this rule can result in automatic termination of privileges attached to residing in Presidio Villas II. The homeowner should provide his/her tenant with a copy of the CC&R's to avoid any misunderstanding. Copies of all governing documents are available from the HOA.
Additionally, it is the homeowner's duty to provide the HOA with an up-to-date list of their tenants, including accurate contact information. Please comply with our policy, for the benefit of all concerned. When renting or leasing, please submit a copy of your rental/lease agreement to the association within 10 days, and include the names of all persons registered to occupy the rental property.
Trash Collection
The majority of homeowners here use Waste Management for their garbage collection. We would appreciate it if the majority of homeowners could use this company so as to reduce the number of heavy trucks driving through our neighborhood. Waste Management's phone number is #744-2600.
